This country home is located in a 930 acre city park, with a golf course and overlooks a 250 acre spring fed lake. The home has features that separate it from the cookie cutter homes found in many new developments. A 30’ by 40’ insulated shop building with concrete floor was added in 2015. It is only 130 yards from the home to the edge of the lake for easy fishing and boating access.

The original home was started in 2011 as one of the first homes built in this lake view development.  The home is situated on nearly ¾ acre of land. There are green areas on three sides that can never be built on and the street is on the fourth side! The home is positioned facing the south east to give every window on the main floor a lake view and solar gain. The last of custom work on the home was completed in 2016.  As you will see in the construction videos, this home was built stout, with 6” sidewalls, full 12” door and window headers, engineered floor trusses and extra strength was built in at every turn. All the doors in the house are 3 feet wide for easy access while the hallways and stairwell are also large enough for wheelchair accessibility. The foundation and basement walls are poured with 8" steel reinforced concrete. Most of the gutters and downspouts on the uphill side of the home drain into 4" PVC pipe that drains around the north side of the home to daylight on the downhill side of the home. There is a perimeter drain tile at the foundation that would carry any water to a sump pump well in the basement, but it has never had any moisture in the sump pump well! 

This is a very energy efficient, well insulated home. The home was wrapped with Du Pont Tyvek moisture barrier before the James Hardie Fiber Cement color bond siding and trim were installed. Attic insulation of 24 inches (R60) of was added and metal roofing was included for a low maintenance exterior. Owens Corning Ecotouch R-19 insulation was installed in exterior walls, while all interior walls received R-12 insulation for sound proofing and added energy efficiency.  Andersen double pane windows and exterior doors were installed. The windows allow for interior and exterior cleaning from inside the home.  The results of the structural integrity and quality are amazing low energy costs. The 3 year average monthly utility bills were: Electric $82, Propane: $20, Water, Sewer & Trash $32, Total: $134 per month!
